MULWALA’S Aaroona Holiday Resort is set for expansion including a new two-storey motel.
Corowa Council approved a redevelopment proposal this week.
But the owners are warned they must take measures to limit noise levels at peak holiday periods.
The council approved a masterplan and stage 1 works on the 1.4-hectare site including the creation of 10 long-term caravan sites, 90 camp sites and a laundry and amenities block.
Future stages include more cabins and units, a replacement manager’s home, shop and motel.
Each of those would be the subject of separate applications.
Aaroona is located on Corowa Road opposite Lake Mulwala and was established in the mid 1970s.
Environmental and planning director Bob Parr said stage one works won’t impact on neighbours, but conditions would be applied on future improvements to minimise noise levels.
A neighbour wrote in with concerns about noise and buffer zones.
Complaints included detonations of large crackers, loud music and drunkenness over an eight-year period which have been reported to management and police.
Neighbours were also concerned about placing the car park for more cabins and the location of a tennis court and barbecue area in stage two.
Subsequently, a 1.2-metre buffer will be created along the boundary.
The council has raised the option of deleting the tennis court from the plan or restricting its hours to appease neighbours.
An internal road network will be extended as future stages proceed.
The council is satisfied sufficient car parking will be provided.
Hours of operations approved are 7.30am to 9pm Monday to Sunday with at least two full-time staff with assistance as required.
The new manager’s home and motel will come in stages 3 and 4.
