Needing five runs from the final ball, chasing 8-285, Brown skied a ball to gully to be caught by diving wicketkeeper Josh Jones in a drama-charged finish.
Three wickets fell in the final over.
Lavington coach Robbie Mackinlay said the match had everything after Panthers skipper Sam Harris made 120 on day one, with support from Tom Hargreave (57).
“It was a brilliant game of cricket,” Mackinlay said.
“Kade Brown played a great knock today and almost got Albury over the line.
“I was really happy with the way we fielded and kept the pressure on and it was a relief to come away with a win. It couldn’t have got much closer.”
Brown was sensational in making 109, with Grant Wells contributing 49 against some excellent bowling from Nathan Brown (2-38) and Hargreave (3-66).
Veteran Steve Keene bowled the final nine overs from his end in another strong performance.
“The game just kept changing in the last hour or so,” Mackinlay said.
“I think they needed 14 runs off 14 balls and then we fought back with some late wickets to get us over the line.”
St Patrick’s overcame some anxious moments to defeat Wodonga Raiders at Xavier Oval.
Chasing a modest 184 for victory, the Patties were in trouble with 5-130 before their batting depth came to the rescue to score win No. 2 for the season.
