Developers recently snapped up the site, on the corner of Wagga and Kaylock roads, after it failed to sell at auction last year.
Both the service station and Hungry Jack’s restaurant on the site closed in 2012.
The sale of the 7000 square metre site, by agents L.J. Colquhoun Dixon, continues a strengthening resurgence of the Wagga Road area.
Agent Scott Mann said the new owners were now developing concept plans.
“We will put those to market,” he said.
“It is ideally suited to 500 to 1500 square metre retail boxes but it is pretty much a blank canvas as to what can happen on the site.”
Meanwhile, a $850,000 commercial development on the opposite corner is due for completion in April.
“Two tenants are expressing good interest,” Mr Mann said.
Work on the replacement Aldi supermaket in the former WOW Sight and Sound building is also set to start this year and Jacob Toyota has also built Wagga Road headquarters.
NSW Premier Mike Baird opened the new Albury ambulance station in Wagga Road last year.
And the area will receive a further facelift with Albury Council improvements between the Five Ways and Kaylock Road soon.
Upgrades will include a median strip with trees similar to Mate Street and pedestrian refuges. The work will restrict roadside to less than 100 spaces.
Mr Mann said the former Grant’s Timber and Hardware store in Wagga Road would be offered for sale for the first time this month.
The 15,000 square metre site, which closed in 2011, has recently been used as an ice-skating rink.
