The six-storey medical centre building, which opened in 2009, already has basement and level one car parks, but, subject to development approval from Albury Council, the number of parking spots will increase by 61 to more than 300.
A development application for the $1.2 million project, which includes the demolition of 9 Golden Way, was lodged with the council last week.
The applicant is Blueprint Planning on behalf of Zauner Construction, which built the Gardens Medical Centre in conjunction with the former Dean Street Medical Group.
The Golden Way property earmarked for demolition is owned by the proponent and has been used in recent years to accommodate visiting locums and specialists.
If approved, the existing basement and level 1 car park will be extended and a new level 2 car park deck in the north-western corner of the site will be created.
Of the 61 additional car parks proposed, 51 will be located on level 2, with 11 extra spots in the basement.
One spot will be lost in the reconfiguration of level 1.
A new access ramp to level 2 will also be required.
The $33 million building opposite the Albury Botanic Gardens was opened in 2008.
It is 25.75 metres tall and one of the city’s tallest buildings.
The car park extension proposal doesn’t include any changes to the centre’s existing operating hours.
The building has a medical centre, day surgery, allied health services, chemist and cafe.
Vehicle access is from Smollett Street and no changes to these arrangements are proposed with the creation of more parking.
The additional 61 car parks will take the total on site to 309.
Shielded security lighting will be installed to prevent light spill from the site.
The home at 9 Golden Way is located closest to Wodonga Place in a row of four similar properties.
Golden Way is located within the City Gardens housing estate, which was formerly the site of the Albury Base Hospital.
The hospital relocated to Borella Road in 1994.
