North Ridge, near the corner of Kemp and Strauss Streets, has progressed in recent months from open land to a defined streetscape with lighting and pegged-out lots.

A joint venture between Hadar Homes and a Border developer, the subdivision comprises 70 blocks in total and 24 in its first section.

The stage-one allotments range in size from about 530 square metres to 890 square metres.

An American theme permeates the estate’s two new streets, which are named Utah Court and Ohio Court.

Jason Schneider-Fuller, who is manager of Hadar’s turnkey home arm iBuild, said up to 16 of those blocks had already sold, most to those joining the property market.

“That said we've probably had three or four second-home buyers, which we weren't necessarily expecting but welcome them all the same,” he said.

Mr Schneider-Fuller said half of nearby Strauss Street was resealed as part of the construction works.

“Obviously storm water drainage for the side entry pits had to be put in and then the road had to be resealed,” he said. “Then kerb and gutter had to be put in to bring it up to standard residential specifications because before it was just a paddock with a culvert essentially. Kemp Street's been resurfaced as well … and ultimately it will go up the hill as far as our development goes.”

The manager said North Ridge seemed to be appealing to people already living in the area.

“We've had a lot of inquiry off the signs actually,” he said. “Either renters or first-home buyers looking to upgrade. 

“It's some of the cheapest, flattest land available and it's in a great location.”

The iBuild concept, which began last July, aimed to streamline building for first-home buyers and investors.

“Without doubt one of the biggest concerns for clients, particularly first-home buyers, in building for the first time is ‘What's the real price? How much am I really going to have to pay at the end with site costs and everything included?’ and having some peace of mind around what that figure is,” Mr Schneider-Fuller said.
