A cigarette burning in the bedroom of the man's Hague Street rental unit appears to have caused the fire on Wednesday.
Fire crews entered the home about 1pm and found the man inside the lounge room.
He was taken from the building and rushed to hospital with smoke inhalation.
Fire and Rescue NSW Inspector Stewart Alexander said it was a lucky escape.
“He’s very fortunate to be alive,” he said.
“The bedroom is more or less destroyed.
“Good firefighting has limited the damage to the unit, with smoke damage to the remainder of the unit.”
Inspector Alexander estimated the damage at about $40,000.
“There was no structural damage to the other units due to the quick actions of the firefighters,” he said.
“It shows that a working smoke alarm is an absolute must in any home.”
