The Kiewa Street property between the Mate's Building and Target attracted only one bid at $1.2 million which was under the $1.45 million reserve and will now be offered for private sale.
Agents Stanley & Martin conducted the auction for owners, Proton development group, which also tried to sell the land in 2012.
The site was fenced off in the lead-up to the auction.
