A FORMER Mate Street butchery will be transformed into a $2.7 million childcare centre under plans submitted with Albury Council.

Development group VEDT Management is proposing to build a Green Leaves childcare centre on the site most recently occupied by Border butchery Haus of Meat.
The butchery building, which will be demolished, has been vacant for more than five years and failed to sell at auction in late 2012.
Selling agents L.J. Colquhoun-Dixon confirmed the 800 Mate Street site was presently under offer.
Up to 100 children will attend the two-level childcare centre with a workforce of 18 full-time staff members if the plan submitted recently is approved.
Green Leaves childcare centres exist in all states except Western Australia with Albury to join Dubbo and Port Macquarie in regional NSW.
The childcare proposal won't require a change to its present general residential zoning status.
The centre is hoping to cater for the needs of the surrounding residential catchment and complement existing schools within close proximity, Albury North Public School, James Fallon High School and Xavier High School.
Car access to the site will be gained via a two-way crossover on Elmore Street with an additional "exit only" crossover will be located on the southern boundary adjoining the existing laneway.
Plans are also afoot to resurface the laneway with a new 1.2m wide pedestrian path.
The childcare centre is proposed to be setback from Mate Street.
"A number of hard and soft landscaping treatment have been provided throughout the development to promote an open, leafy setting for end users," the application states.
"A large, grassed play area at the front of the site promotes opportunities for outdoor recreation and activities, with feature timber pergolas providing both visual interest and weather protection.
"A zen garden is located on the northern boundary of the site, acting as both a tranquil relaxation space and central design feature.
"Furthermore, landscape buffers have been provided to both boundaries at the rear of the site to soften the interface to the car parking area and mitigate potential impacts upon adjoining residential dwellings.
"The proposed development will incorporate a range of acoustic and design-based treatments to ensure the existing levels of residential amenity are maintained at all times."
