The land located on the corner of Schubach and East streets was originally going to be carved up into 16 lots, but under revised plans ticked off by Albury Council there will be one less block.
Also proposed access off East Street has been eliminated with the main access road into the side to be created from Schubach Street.
Another late change is the provision of a parking bay on the southern side of the entry road to enable parents to collect school children from the bus stop in Schubach Street.
A landscape buffer will be created on the eastern elevated parts of the site adjoining Rainbow Ridge housing estate.
Developers Adam Furst and Travis Barker are behind the plan located near existing businesses including Joss Construction, Coates Hire and Elders.
The report passed unanimously by council this week also states: “The retention and protection of the landscape buffer and the registration of a restriction as to user on each lot relating to materials and reflectivity will assist in addressing concerns of the adjoining residents”.
Many objections to the development centred on traffic and in particular the congestion at peak periods already experienced at the Schubach-East streets roundabout.
An original traffic impact assessment had to be updated twice due to opposition to the development.
Cr Murray King said the area was long overdue for some sort of development.
“It is located at a gateway into Albury and it’s not pretty in its current state,” he said.
“I commend the application and this type of small development that has customers in mind such as cabinet-makers is wanting in the area.”
Deputy mayor Amanda Cohn also supported the application.
“I’m okay with this industrial development given this land has been zoned industrial for some time,” she said.
“Efforts have been made to determine this site connected to the river by ground-water.”
