Dan-Mara Park, 64 Table Top Road, is on the market for $4.7 million more than a year after Albury Council unanimously granted the project development consent.
Located on the eastern side of Table Top Road, about 600 metres north of its intersection with Riverina Highway, the estate measures about 14 hectares.
The 95 blocks range from 490 to 3300 square metres with an average size of about 700sq m while the site includes a 4.4ha public reserve on its eastern side.
“The character of the area is in transition from small rural holdings and rural lifestyle allotments to an urban area, driven by the development of a number of estates in Table Top Road and Kerr Road further to the east,” a report to Albury Council said.
“This land, and the surrounding area, forms part of the identified growth area for the city.”
Selling agent Georgette Nehme, of Georgette Nehme Real Estate, said the vendor was semi-retired and wished to sell the land that had been their home for decades.
“It should be attractive to developers because it’s really the closest (available) to central Albury,” she said.
Dan-Mara Park’s existing four-bedroom homestead, presently being rented, includes a detached games room and inground swimming pool.
Stage one of the development comprises 25 lots, with three stages to follow.
The impact of Thurgoona’s population growth on traffic congestion has been considered by council this week, with a blueprint revealing Thurgoona Drive needed no major upgrades in the short term.
