The factory at the corner of McKoy Street and Romet Road in West Wodonga closed in 2006 and was purchased by the McPhail family soon after, and converted into a furniture store.
It has more recently been divided into two tenancies with the other being occupied by JWS Transport.
The property has been offered for sale by expressions of interest closing on July 31.
The sale is being handled by L.J. Colquhoun Dixon real estate agent.
Agent Scott Mann said the 2.38 hectare property would be marketed locally and interstate.
“There are two primary buildings, the main warehouse and office of 5924 square metres plus an additional warehouse factory of about 1395 square metres,” Mr Mann said.
“The property will be sold subject to existing short term leases providing the purchaser with flexibility to occupy the building or develop the site and negotiate with existing tenants.
“The McPhail family’s preference is to stay and negotiate with a potential purchaser.
“But they can relocate if the site is sold to an owner occupier.”
Mr Mann said the property could sell for about $4 million.
“The property could suit a transport distribution operator due to its ease of access to the Hume Freeway,” he said.
