FEDERATION Council is poised to carve off a section of the Corowa saleyards site which will become a service station.

The option to sell the land fronting Honour Avenue will be presented to council on Tuesday when administrator Mike Eden is expected to rubber stamp the deal.

Details are spelt out in the council agenda and include the sale being predicated on the assumption a development application will be forthcoming.

Plans for the service station prepared for the Barker Group are also contained in the agenda.

An independent valuation of the land has also been carried out with the council set to reap $204,000 from the sale in addition to a one-off payment of $44,650 at time of settlement in lieu of an annual maintenance payment for part of an access road.

General manager Chris Gillard’s report to council says several discussions have occurred in relation to the proposed sale of and use for the site.

“It is concluded that, in principle, the proposal is appropriate to the site,” he said.

“A development application for the development will be lodged if the recommendation to sell is approved.

“A number of considerations and issues have been considered prior to concluding that the sale is of community benefit and should be pursued.”

Council owns the saleyards which is the fourth largest sheep selling centre in NSW with an annual throughput of 700,000 sheep and lamb sales.

“The saleyards site affords a number of opportunities for commercial activities given its proximity to the township, its frontage to Honour Avenue and the abutting non residential uses,” Mr Gillard wrote.

“The key is to realise an appropriate financial return from the site.

“This has occurred in this instance and a collaborative arrangement has been achieved.

“The draft configuration of the proposed development site also allows for the future development of the remnant parcel with frontage to Honour Avenue and rear access from the saleyards entry.”
