A clever floor plan and careful consideration to the size and layout of the block can still mean a double garage, verandahs, a rumpus/theatre room and butlers pantry are all on the ‘can have’ list.
Joshua Baker, the director at Albury’s B&H Homes, said there is growing demand in the area for inner city living.
“There is a growing need for narrow frontage design as our regional cities densify. Old homes on large blocks continue to be subdivided or redeveloped into smaller allotments. A need for clever floor plans where less is more. We’re noticing more people are coming off the land. Or more people simply want to recapture their free time and travel. This clientele certainly don’t want to live in a box though. We’re designing for those that want unique and discerning narrow frontage design.”
This weekend B&H Homes are launching The Urban Living series house plan to suit smaller 400m2 to 600m2 blocks and say they haven’t compromised on any important needs.
“We’re really proud of the Urban Living series. The narrow plans include all of today’s modern living needs on a humble, energy efficient footprint. Butlers pantry, multiple living zones, three and four bedrooms, outdoor living an open plan design. They are an exciting plan. Extremely light filled because a narrow plan allows more window exposure.”
Mr Baker said the new range of plans have evolved from a growing number of clients who desire a low maintenance lifestyle, without a lot of lawn and garden to upkeep and the benefits and convenience of restaurant/café culture and weekend escapes.
“We have responded to inner city land becoming narrower and developers often making allotment sizes smaller. There’s a need for quality design with streetscape beauty at an affordable price.”
The Urban Living series include double garage and secure internal access. Total widths range from 11.64m to 13.03m with a focus on flexibility.
“Every block and client brief is so different, so flexibility is crucial. With an in house design team our family business have always encouraged customisation.”
