And a complex issue, according to local builders.
Joshua Baker, from Albury’s B&H Homes, says the Housing Industry Association (HIA) attribute a persistent under supply of housing over the last 15 years that has not met the nation’s growing population as a major cause of rocketing city house prices.
And as a result, regional centres are benefiting from buyers relocating from capital cities to realise their dream of owning their own home.
But they are still looking for value for money, he says.
“Housing affordability is a complex issue,” he said. “Supply and demand is a definite driver in the capital cities. However, so is the government ‘red tape’ – stamp duty, development levies, taxes, onerous planning requirements and finance delays are all factors that force significant costs on home owners.
“The Albury Wodonga region is one of the ideal locations for home buyers looking to break into the market.
“Our beautiful region offers every aspect that suburban living provides along with enhanced lifestyle and better affordability, but buyers in this market segment are still seeking value at a price point.”
In response, B&H Homes have developed fixed price house and land packages which they say meets this affordability range.
“First home owners, downsizers and investors need efficient housing.
“To meet this need we have teamed up with long standing core suppliers and bundled value driven house and land packages at price points we’ve not reached before.”
He said house and land packages provide a solution to affordability and simplifies the build process.
“A fixed price package provides confidence that you're searching within your budget.
“The house plan is already pre-designed to suit the block with regard to solar orientation, site costs and developer requirements.
“This expedites the build process, so you can move into your new home sooner and stop paying rent.”
B&H Homes are not traditionally known for house and land packages but say their mission is the same for their packaged homes as for their high end custom projects.
“The house scale might be smaller but the same core trades and same proven build methods are the ones we’ve used for 35 years.
“Excitingly, we’re meeting affordability with a focus on quality. To provide a return on investment,” said Joshua.
“Too many house and land packages are built without a conscience.
“A new home is the biggest single transaction a person will make in their life and deserves the utmost respect.”
