The six-storey building dubbed The Hamilton on the corner of Hume and David streets will be 20.2 metres high when completed after securing development approval from Albury Council this week.
The Botanical apartment block at the western end of Dean Street, which was formerly the site for the Albury Base Hospital nurses' quarters, was completed about seven years ago and is 24.2 metres tall.
Building height was one of the key objections from neighbouring residents, but The Hamilton is well within the allowed limit for the site of 35 metres or 10 storeys.
Albury developer Travis Barker plans to build 30 residential apartments, offices and retail areas on the site, with hopes construction will start in October and take 12 months to build.
Agent Stean Nicholls has been appointed to market the property comprising six one-bedroom apartments, 12 two-bedroom apartments and 12 three-bedroom apartments.
"The developer is a local person trying to use local trades and boost the Albury economy as well as providing something that has only been completed once in the Albury area," director Jack Stean said.
"We also want to call out to the community now to embrace this project.
"We obviously need some good pre-sales which we are well on the way to achieving.
"This project has been through years of planning and hours and hours of consulting.
"It is not an easy process and we appreciate everyone who has been involved."
Carparking is located at ground and first level with 96 spaces.
St Vincent de Paul also has a $8.84 million affordable housing development under construction closeby.
