Yolanda Smart, of Barton Drive, said the mud came down the hill after a downpour between 5pm and 5.30pm.
"It's taken out our side paddock, it's taken out the guy's house across the road, we've lost half our driveway, our animals are stuck in mud, it was just like a landslide," she told The Border Mail on Thursday night.
"It's been pretty scary for the kids watching it all crumble and tumble down.
"We've been out there digging and trying to save the property."
The damage included a retaining wall and exposed pipes.
Ms Smart said their three horses were stuck in the mud and distressed, but they could not get to them at that time of night.
She praised the SES and CFA volunteers who had been trying to help, with evacuation being considered on Thursday night.
"We're just trying to get the kids out, get the animals out as best we can," she said.
11.00pm UPDATE: Volunteers are out in numbers this evening assisting with many homes requiring assistance.
Residents in Barton Drive, Baranduda have experienced what they're describing as a small landslide with large amounts of mud making its way into homes.
Roads are covered in debris from flash flooding and there are still power outages in Leneva, Wodonga, Beechworth and Cornishtown

7.00pm: Wodonga SES have received more than 25 calls for help this evening including roads being flooded, requests for sandbags and building damage.
SES crews were photographed attending Wodonga Council with tarps.
Power outages have been reported in Beechworth and Leneva.
6.15pm: Both lanes of the Hume Highway, in both directions, have re-opened.
5.30pm: A car has flipped between Albury and Wodonga, causing delays on the Hume Highway.
Traffic has been reduced to one lane on both sides of the highway, near the Murray River, after a car came to rest on its roof in the northbound lane.
Ambulances, police cars and a fire truck were at the scene of the incident, just before 5.30pm on Thursday.

Attempts were being made to load the vehicle onto the back of a tow truck.
