A VACANT block of land between the Wodonga Homemaker Centre and Blazing Stump motel is poised to become a service station and two fast food restaurants under plans about to be given the green light by Wodonga Council.

The planning application submitted by planning consultants, Habitat Planning, on behalf of Albury-based HKR Property Holdings attracted only one objection and the project will be processed under staff delegation rather than requiring the approval of council.
The estimated price tag is $3.5 million.
The service station and attached convenience restaurant and their associated parking areas will be constructed in the first stage followed by the standalone restaurant located closest to Anzac Parade will be built in a second stage.
Shell service station branding is included in the planning application submitted to council earlier this year.
A total of 31 parking spaces throughout the centre of the site and shared between the various uses is proposed by the developers.
It includes three disabled spaces with accompanying designated shared spaces as well as four designated parking bays within the drive through lane of the two convenience restaurants.
McDonalds already exists within the Wodonga Homemaker Centre precinct and KFC is also located closeby within the Bunnings site.
"The subject site is a large commercial development site, and the provision of new service station and associated convenience restaurant land uses are appropriate for the zone and the high profile context," the planning application states.
"It represents further investment in and growth in the Wodonga region and will lead to growth in employment and flow on effects to the local economy.
"The centralised parking area consolidates the total requirements into a single location which allows for sharing of spaces and promotes better urban design.
"The service station is also designed with parking and refuelling areas for trucks and cars, with safe and efficient movement corridors through the site."
Wodonga Council was approached to reveal the basis of the objection received.
A BP branded service station next door to McDonalds and opposite Bunnings sold for $4.2 million and a 1366 square metre site leased to Westside Petroleum with Shell branding sold for $3 million.
