The old Beechworth post office is for sale with the vendors expecting it to sell for more than $1.3 million.
The landmark corner building housed the town's post office for more than 140 years before closing in January after a dispute over disabled access prompted Australia Post to end its lease.
Indigo Real Estate principal Jamie Horne said the building "really is a blank canvas".
"It is an interesting building as it certainly has a commercial aspect in the down stairs but has the old post masters quarters upstairs which could be more residential for buyers," he said.
"We expect it may be a commercial buyer but someone might want to convert it into a boutique accommodation or it could be professional offices or have a retain or hospitality aspect.

The building spans two levels with the upstairs including five bedrooms, lounge room, bathroom and access to the balcony overlooking the town centre.
The ground level comprises the original entrance hall to the stairwell, kitchen with electric cooking facilities, dining room and ample storage.
Outside, there is external laundry facilities, separate toilet and a fully-fenced rear yard with parking available.
Mr Horne said there are heritage aspects which need to be maintained.
"Certainly the external facade needs to be maintained and needs to be sympathetic to the heritage of the town," he said.
"But internally it is more flexible.
"In terms of renovations it is largely gutted inside with just the old post office counter still in place, but that can be removed.
"Buyers can make it whatever they want to inside."
Mr Horne said selling the building by auction was off the table and instead they are taking expressions of interest until June 27.
"With Beechworth we generally see Auctions don't get the best result as most buyers in the commercial space are from out of town," he said.
"Generally we see buyers coming from Melbourne."
The vendors reserve the right to consider offers received prior to the expressions of interest close date and may proceed to contract.
