The Sanger Street property will be auctioned in Melbourne on June 26 after the NAB signed up to a three-year lease.
Agents Burgess Rawson said the property would be a target for entry level investors with a potential price tag of $600,000.
Burgess Rawson recently sold service stations in East Albury and Jindera for a combined $7.2 million and also clinched a sale for a property in Deniliquin occupied by major independent retailer Dahlsens for $902,000 in line with pre-auction predictions.
Burgess Rawson has also been appointed to sell the truck stop and service station at 16-18 Hovell Street, Wodonga with a potential price tag of $1 million.
The auction for the Mobil branded outlet owned by Pacific Petroleum will be held onsite at the 11am on June 25.
It has a 10-year lease in place until 2027 with options to 2037.
The service station also includes a large turning area for trucks in addition to a 5.2m canopy, convenience store, office and a two-bay shed.
Brendan Cooper has owned the pub since 2004 and has decided to sell as a freehold going concern.
Agents CBRE has handled the sale.
The current owners added a rooftop bar and restaurant in 2011.
