The Rockleigh property on Lindsay Road, owned by the Adams family for 117 years, was sold at auction in seven lots on Friday at Huon Hill Wodonga.
The farm carve-up was originally compared to actor Mel Gibson's North East land sell-off in 2004 which netted $6 million, but the $10.35 million result left real estate agent Peter Ruaro "ecstatic".
"We certainly expected for it to set a new benchmark in the area, but even so, this is just a whole new standard, this has been an incredible result," he said.
"I honestly didn't expect it to make that much.
"I thought if we got to double figures that would be enormous but to go above that is well above our wildest dreams.

"And it just goes to show the auction system is alive and well."
The biggest price tag on the 443.13-hectare property was on the 111.6-hectare homestead lot which sold for $2.9 million.
A single buyer snapped up three lots, buying lot one for $1.59 million, lot two for $1.275 million and lot five for $1.925 million.
The 42-hectare lot three sold for $1.04 million, 44.9-hectare lot six sold for $920,000 and 42-hectare lot seven sold for $700,000.
Mr Ruaro said there was a "good cross-section" of bidders in the room packed with more than 150 people.
"There was good bidding from go-to-whoa, they didn't stop for one second," he said.
"What can I say, it was just an outstanding result all round and I am sure we have some very happy vendors."
Mr Ruaro said Rockleigh had been a holding of "great substance and significance" for four generations of the Adams family.
"Something like this won't come around again anytime soon," he said.
Peter and Leonie Adams who sold the parcels of land do not have children to inherit the property and have bought a retirement home in Wodonga.
But they still hold on to an eighth parcel so Mr Adams in his words "can play farmer."
