The Smollett Street property is largely occupied by the accounting firm Findex, which has previously operated as KPMG, WHK and Crowe Horwath from the site.
The land was formerly part of the St Patrick's Parish school site with the single storey office building constructed by Colin Joss Pty Ltd in 2001.
It is owned by some former employees who have decided to sell the building via an expressions of interest process being conducted by CBRE and L.J. Colquhoun Dixon and closing on November 27.

The Albury office latest lease expires in 2026 with net passing income of $620,000.
Don Cameron & Associates occupies a smaller section of the building with another tenancy under negotiation.
The property comprises an expansive open plan office style layout, kitchen facilities and parking for 78 cars with access to another 37 spaces to the adjoining car park.
