The largest commercial development in central Albury since the Australian Taxation Office headquarters was constructed a decade ago has been proposed with an overall price tag of almost $40 million.

The eight-storey commercial offices and residential development with accompanying five-storey car park are the major elements of a development application submitted with Albury Council this week by Lavington-based developer Garry Zauner.
The mixed use development will be built on the corner of Smollett and Townsend streets on land presently being used as a car park.

It is also located near the five-storey Gardens Medical Centre which was also built by Zauner Construction and completed in 2007 and will be designed by the same architects as the medical precinct, Leffler Simes.
"The mixed-use development will have a striking impact by virtue of its height and architectural design," Mr Zauner said.
"With 25 apartments, the residential component adds a new and desirable community use to the locality which will further enhance the neighborhood character.
"The apartments will be of extremely high quality with the added flexibility in the design of dual key occupancy and lifestyle inner city living."
The $39.2 million project has 4414 square metres of commerical office space and 25 residential apartments and comes as work continues on the $16.7 million, six-storey Hamilton, also in central Albury.
The Smollett Street proposal will be 30.8 metres high and within the 35 metre restriction for the area.
In comparison, the Gardens Medical Centre is 25 metres high and the ATO building is 33.5 metres high.
Commercial office space and residential apartments will be on each level with the office space wrapping around the Smollett-Townsend corner.
The development application has been prepared by Blueprint Planning.
"This is an important architectural landmark building development for the Albury CBD by award-winning Leffler Simes Architects and incorporates latest residential apartment and office design features," planning consultant James Laycock said.
The site was formerly owned by the NSW Health Department.
