Two Mobil service stations operated on the High Street-Beechworth Road roundabout until the late 1990s before the one on the western side shut and has remained vacant since.
Melbourne-based agent Teska Carson has been appointed to sell the 2457 square metre site which has been used as a car park in recent times and located next to two of central Wodonga's oldest buildings.
Agent George Takis said the owners were keen to sell at a time when central Wodonga was undergoing a major transformation.
"I just see huge upswing in that whole area and things seem to be chugging along nicely," he said.
"Under its Activity One zoning you can do commercial, offices, residential and I'm sure the council would like to see something happen there.
"It has been a vacant block for a very long time and is an absolute monty of an opportunity for someone to take it on.
"We've had some enquiries already with some parties already asking for contracts."

Mr Takis confirmed necessary remediation of the site had taken place.
Located next door is a red-brick 10-room property believed to have been built in 1895 and once occupied by Wodonga Dalgety agent, Jack Turner and his wife Beatrice.
Gundowring House, located next door, was built in the art deco era for Wodonga doctors Taverney and Schlink before being divided into several suites.
The Wodonga Library redevelopment has also started nearby and a Lawrence Street property sold recently at auction for $365,000.
The property sold to operators of an existing Beechworth Road business planning to relocate to the site.
It has been used for commercial purposes in recent times.
A 'heads of agreement' between the council and Criterion ensured the company beat off a higher rival bid for the land.
