Bowden Chambers on the corner of Guinea and David Streets was passed in at an auction conducted by agents, Stean Nicholls, for $1.3 million before being sold for an undisclosed, higher price.
A border-based buyer snapped up the property built in the 1870s and used initially as a butcher shop and residence for 110 years.
According to the Office of Environment and Heritage, the property's official name is Reids Butcher Shop and House before later becoming known as Bowden Chambers.
In more recent times, the property has been home to Albury Osteopathic Clinic operated by John and Maggie Baker.
Historic features include access to the wine cellar and original stable doors with the present osteopathic clinic consisting of four treatment rooms.

Agent Jack Stean said there were six interested parties heading into Saturday's auction, but three registered bidders on the day.
"It is a great property," he said.
"We thought we might have got Sydney, Canberra, Melbourne interest because of what the property offered.
"But it was sold to local buyer with all bidders local as well."
Mr Stean said the sale provided further proof the Albury-Wodonga real estate market was extremely buoyant.
The previous weekend Stean Nicholls conducted a successful auction for a house in Charles Street, South Albury with high interest levels.
It had 18 registered bidders on the day including seven from outside Albury-Wodonga participating in the auction.
The property sold for more than $400,000.
"It is so exciting for the area," Mr Stean said.
"The interest in property in this area at the moment is amazing."
The surge in residential real estate activity in Albury-Wodonga has led to sales of homes around and above the $1 million mark is becoming more common.
Off-market sales are also a regular occurrence in the twin cities.
