A project which has been on the drawing board for more than a decade is finally coming to fruition with the creation of a residential estate alongside Wodonga Golf Club's ninth fairway.

Former golf club owners, the SS&A Club, first revealed plans for the estate on Parkers Road in 2007 before hitting financial troubles which led to the licensed club selling the golf course.
The SS&A cleared two major stumbling blocks to creating the housing estate before the golf club was sold in 2015 for nearly $3 million.
They included the creation of a waterway across the ninth fairway to remove the flood risk from Felltimber Creek.

Wodonga's PJ Murphy Real Estate has been appointed to sell the house and land packages within the estate including 15 townhouses along Parkers Road.
"Stage one of this residential housing estate beside Wodonga golf course is ready to go on the market," agent Leon Kowski said.
"There are 11 house and land packages in the first stage and they will all be built by local builder Southern Vale Homes, with a further 30 lots and 15 townhouses in later stages.
"The civil works on the land will begin in early 2021 and will be undertaken by Excell Gray Bruni with building works planned to commence in the second half of the year.
"Buyers will be able to visit and talk to the builder, with many upgrades available that will customise their home to suit their individual tastes."
Mr Kowski said the homes were expected to be popular among golfers, but also those heading towards retirement.
"The federal government's $25,000 grant has seen hundreds of allotments sold in Albury-Wodonga with there now being a huge shortage of lots," he said.
"This estate will help ease that house and land shortage, but maybe not for too long."
The first-stage release will be on land located north of the golf club car parking area where the former bowling green was situated.
The green light for the sub-division required approval from Wodonga Council and North-East Catchment Management Authority.
The golf club bar and bistro has been operated by Ben Stewart and Lisa Ryan from the Birallee Tavern since 2015.
A motel on the site was also part of the original plans.
Meanwhile, a commercial building on the corner of Church and South streets presently home to Wodonga's historical society and other businesses including a laundry, hairdresser and cake shop has been sold by commercial real estate agents, L.J. Colquhoun Dixon.
It was purchased by Tim Price for undisclosed price.
"It was another strong sale for central Wodonga," agent Andrew Dixon said.
