Agents Corcoran Parker conducted the auction for Sharon Tor on the Beechworth-Wodonga Road and had spirited bidding from four parties before selling for $1.465 million.

The successful purchaser for the almost 200 acre property is from Jindabyne and didn't enter their first bid until after it was declared on the market at $1.25 million.

In a stunning result for vendors, Sharon Tor sold for around $7325 per acre and $215,000 over the reserve.

They had owned the property since 2013 when it was part of a subdivision of a much larger family-owned dairy farm.

Agent Mike Weller said buyers were still prepared to overcome obstacles emanating from the latest Victorian lockdown due to COVID-19.

"It has exceeded everyone's expectations," he said.

"With all the unknowns about lockdowns, COVID restrictions, we were never at risk of being able to conduct this auction."

There were eight registered participants across three states in contention for the property.

"Most of them couldn't travel, but all had the chance to participate and participated willingly," Mr Weller said.

"When we converted to online no one had any issues at all.

"For those in Queensland and NSW they didn't want to go into Victoria because they knew they had to self-isolate when they went home.

"Those who were in Melbourne knew they couldn't get up here."

Bidding opened at $1.2 million and during the auction one of the unsuccessful bidders placed a bid of $25,000.

Features of the property include a 28ML water entitlement from registered dam, developed house site, substantial shedding improvements, 22 main paddocks and 10kW solar system.

Sharon Tor is less than 20 minutes to Wodonga and even closer to Beechworth and Yackandandah.

In nearby Leneva, Corcoran Parker has been the agent for three other properties.

Hume View sold after auction after being passed in at $915,000 and Leneva Views, located directly opposite, is under offer pending contract exchange.

It was on the market for between $1.9 million and $2 million.

Mount Lea, also located on the Beechworth-Wodonga Road at Leneva, is still for sale between $2.6 milllion and $2.7 million with renewed interest coming during the latest COVID lockdown to hit Victoria.

"We've had a massive increase in enquiry coming out of Melbourne for people wanting to relocate," Mr Weller said.

"That includes the Mount Lea property."
