Golf course owners were on hand to watch the blocks sell for $298,000, $280,000, $285,000, $294,000 and $280,000 at the auction conducted by PJ Murphy Real Estate.
Reserves on each were quickly reached with bidding opening in the mid $200,000 range in all cases except the opening block located closest to the clubhouse.
But in each case auctioneer Leon Kowski declared most blocks were on the market when bidding hit around $270,000.
"It's definitely exceeded expectations," PJ Murphy Real Estate's Mark Boehm said.
"The prices paid have certainly gone over the reserves in each case.
"It's set another benchmark in Wodonga for sure.
"They were also local buyers which is what we noticed.
"We certainly felt that through the campaign that the local interest was really strong.
"They can see it coming up out of the ground and want to be part of it."

Potentially more than 200 people will live in 41 houses and 17 townhouses in the estate which has been on the drawing board for more than a decade.
There was a pre-auction expectation the blocks could make between $240,000 to $260,000.
Estate buyers have the option to choose their own builder and construct a completely custom home.
Office space auctioned in Macauley Streeet, Albury by Stean Nicholls on Friday was passed in before selling afterwards for an undisclosed price.
Meanwhile, PJ Murphy has recently listed a townhouse within what is widely believed to be the oldest pub building in Albury.
The two-bedroom townhouse will go under the hammer next month.
The Smollett Street address began life in the mid-1850s as the Commercial Hotel before becoming known as Waterstreets in the mid-1910s.
It ceased use as a pub in 2005 and was then converted into townhouses by a consortium which included former Albury Tigers premiership coach Tom Doolan.
Another football identity Brian "Wrecka" Leahy was a former licensee as was Roy Poy.
The main auction action in Albury today is in Forrest Hill Avenue when a 1950s art deco three-bedroom home is auctioned by Stean Nicholls.
A five-bedroom art deco home in nearby Lindsay Avenue sold in March for $1.32 million.
