Albury bank manager Paul Gow, of Westpac, said the present high demand and volume of housing sales meant potential buyers needed to be "ready to make an offer sooner rather than later".
"If you find your house first and then go looking for finance, you'll be bitterly disappointed because somebody will jump in front of you," he said.
Mr Gow will take part in Thursday's panel discussion at the launch of The Homeowner's Guide to Property Investing, written by Border buyer agent Anjay Zazulak.
Other speakers include real estate agent Jack Stean, of Stean Nicholls, Hadar Homes managing director Rick Leeworthy and Clayton Woods, of Business Edge Accountants.
Mr Zazulak said the free event at Mercure Albury aimed to give Border residents more information and education about investing.

"Prices have gone up but it's still affordable down here; the agents that I speak to, they're getting more investor inquiries, buyer inquiries from the capital cities.
"In saying that there are a lot of locals that are investing also, so a lot more have come out of the woodwork."
"No property's ever going to be perfect, but if you've got your strategy in place, you've got your finance in place and all of the contracts check out ... don't beat around the bush," the author told The Border Mail.
"Properties are selling within 24 to 48 hours.
"I've bought five properties in the last week, all of them off-market, for clients."
Mr Gow and Mr Zazulak both felt those wishing to invest often did not realise the potential of equity.
"A lot of people don't understand that you can use the equity in one property as a deposit for your next property, rather than having to have a cash deposit as such," Mr Gow said.
The bank manager said greater financial knowledge was needed more broadly as well.
"I also go and present to schools, year 11 and 12 students, about how they may be able to move forward with their banking, understanding finance and get the best from it," he said.
"Not necessarily lending, just preparing for their own financial future."
