Tomorrow the 435-square-metre East Albury block at 279 Weidner Crescent will go to auction.
Stean Nicholls real estate agent Nicholas Clark believes the block will fetch a hefty sum.
"Somewhere around that higher $300,000 to $400,000," Mr Clark said.
"It's a great opportunity for a buyer that wants to build their forever home in the highly regarded old East Albury.
"It's a very key location and it's a green block so nothing has ever been built on it."

Mr Clark will also be auctioning another East Albury property at 138 Rivergum Drive.
"It's a great home on a smaller, low maintenance block which is perfect for a first home buyer, investor or downsizer," he said.
"People are holding their cards a bit close to their chest on this one, I'm not too sure where things could go.
"I think it will have a strong chance of selling around the mid $400,000 mark."
The property last sold in October 2010 for $292,500.
If the property sells for the expected total that would represent a 53.8 per cent increase in price over 11 years.
In Wodonga, a 637-square-metre battle-axe plot will go to auction at 18A Thomas Mitchell Drive.
First National Real Estate's William Bonnici said there had been a fair amount of interest in the plot since the sale of the renovated cottage on the other half of the original allotment for $455,000.
"Our expectations for this block given they are pretty scarce and given what we've seen for central homes and blocks is mid $300,000," he said.
"If we were speaking to people five years ago they would have thought that $200,000 was a lot of money for a block of land in Wodonga and now we're finding those prices out in the suburbs," he said.
"The market is quite buoyant and people waiting for prices to come down are going to be waiting for a long time.
"We'd always like to see a sale on the day, but if not we're always confident that the property will sell."
Over in Lavington 486 Kotthoff Street was due to go to auction tomorrow but due to COVID restrictions the owner elected to go via appointment only.
A 326-square-metre unit at 3/318 Norfolk Street will also be auctioned off in East Albury today by McGrath Real Estate.
