Two rural lots, Myrtle Vale and Primrose, at 86 Methodist Road, Bungowannah, sold to a single buyer for a combined $3.54 million.
Elders Rural Albury agent Reg Coulston said a local family purchased both properties in separate auctions.
Myrtle Vale, which featured a three-bedroom home on 52.8 hectares, sold for $1.625 million while Primrose, 59 hectares, sold for $1.825 million.
It was the first time the properties had been up for sale since selection in 1863.
Mr Coulston said the auction was highly competitive with 26 registered bidders.
He said the final price was slightly higher than expected. The property's location 15 minutes from Albury made it highly sought after.
"We had strong competition, that's just what is happening in the local market at present," he said.
"It's as hot as it's ever been at the present time and the demand is there especially for small rural places near Albury-Wodonga."

Auctioneer Matt Condon of Ray White Wodonga said the single-level home was in a private, peaceful and highly sought-after pocket of Wodonga.
Bidding opened at $1.1 million for 4 Stableford Place, West Wodonga.
After heated bidding, the successful buyer won the property with a bid of $1.416 million.
