A PROMINENT Wagga Road site will be resurrected as a service station in a $2.4 million proposal submitted to Albury Council.

A Caltex service station and Hungry Jacks restaurant occupied the block on the corner of Wagga and Kaylock roads both closed in 2012 as part of a collective downturn on the former Hume Highway route.
But the plans for a United petrol station and convenience store by the site's new owners, JMP Developments, continues a resurgence in the area.
JMP Developments is owned by Andrew and Jenny Stern who have created large scale residential estates in Wodonga in recent years and another at Tangambalanga.
They bought the Wagga Road site for more than $1 million two years ago after it failed to sell at auction.
All infrastructure from the former service station including underground tanks were cleared from the site.
But the latest proposal will also involve the installation of three underground split compartment fuel tanks to support the car and truck fuel pumps.
The service station will operate 24 hours.
The development application produced by EDM Group on behalf of the owners state 12 existing trees on the site will be removed.
"All vegetation within the subject land including the eucalypts represents planted vegetation that formed part of the landscaped grounds of the former Caltex service station," the report states.
"All relevant trees were planted having regard to site layout and infrastructure relevant at that time.
"Given the site context and disconnection of this vegetation from other key habitat in the broader locality it is concluded that this vegetation does not provide viable habitat for threatened species and that its removal would not have any adverse impact on any endangered ecological communities and or species.
"There is some opportunity for offset plantings on site and that as a consequence it would be expected that this will be a matter for further deliberation by council."
The developers are also proposing 10 parking spots in addition to parking beside the eight fuel pumps.
Albury Council has carried out beautification works on Wagga Road from the Five Ways to Kaylock Road.
It also has a $2 million funding submission sitting with the federal government for the next stage from Kaylock Road to Barlow Street.
Council will also contribute $2.5 million to the works.
