The plans have been submitted to Albury Council as part of a development application submitted late last year.
Cost of the works is estimated to be around $450,000 and include a major reconfiguration of the pub’s car park at the northern end of the site with an existing garage, cool room and storage area to be demolished in order to create extra parking spaces.
It is proposed the conference and function facilities will be created on the first level plus an adjoining deck, but there are no plans to increase the maximum number of patrons permitted on the premises or operating hours.
The pub is presently licenced from 10am to midnight Monday to Saturday with the exception being New Year’s Eve when it is permitted to remain open until 2am.
Sunday operating hours are 10am to 10pm.
As part of the development application compiled by Blueprint Planning the pub owners will accept a development consent condition prohibiting any use of the first floor deck on the northern side of the hotel after 9pm for local amenity reasons.
“The proposed deck would not result in significant overlooking or overshadowing concerns because the extent of any overlooking would only be to the public domain of Olive Street and internally within the site and not to any adjoining or nearby property,” the application states.
An additional 15 car parking spots proposed for a total of 27 onsite is short of the 49 required for the first-floor conference rooms, but the applicant argues usage of the space will generally be outside peak visitation times of the hotel.
Demand for parking is likely to be further reduced through directing weekday patrons to the Wilson Street car park and by providing weekend patrons with a free transport service home using two 24-seat coaches.
