Dylan Icely repeatedly told the victim "where's our sh ... t, where's our sh ... t" as he and his partner confronted the man outside the Mate Street property.
The man, Albury Local Court has heard, had returned to the unit to collect the last of his belongings, having been kicked-out by Icely.
He had to have staples applied to a large laceration on the back of his head as a result of Icely's attack.
IN OTHER NEWS:
Icely - described by police as someone who "continues to be a regular drug user" - was to have been sentenced, but failed to attend court.
That led to magistrate Rodney Brender issuing a warrant for the 20-year-old's arrest on a single charge of using an offensive weapon to commit an indictable offence.
Icely has been convicted of the offence, but Mr Brender also convicted and fined him $500 and disqualified him from driving for six months on a charge of driving a vehicle with an illicit drug present in his blood.
The court was told that Icely and the victim, now 25, had been friends for about a year leading up to the attack.
The victim came to an agreement with Icely and his partner to move into the unit, as they were moving in with her mother.
But after a fall-out with her mother, Icely's partner contacted the victim on May 15 to say she and Icely were going to move back in - and did so later that day.
The victim handed over the keys and stayed elsewhere that night.
He attempted to reach an agreement the next day to get the remainder of his belongings but, police said, "this was denied".
He then decided to climb into the unit through an unlocked window on May 17 about 1pm, as Icely and his partner slept. After collecting some items, he left via the front door.
The confrontation between he and the couple happened outside the unit a couple of hours later.
After the couple demanded "our stuff" back, Icely struck the victim with the claw hammer. His wound bled profusely.
