Ray White Wodonga principal Narelle Robinson said 50 High Street was a unique offering with lots of potential.
"There's two different zoning on the property, it could be used as a restaurant or brewery - there are so many options," she said.
"There's also shedding available being used as a cabinet making area and good storage, there's also availability with land out the back."
The stone building stands on land sold in 1854 to Daniel Rhodes in what is thought to be one of the first land sales conducted in Wodonga.

Throughout its 167 year history Stonleigh has passed through several owners including Paul Huon, Peter Tenner and William Smith. It has been used as a Cordage display room selling fishing line and rope, a bottle depot and museum, and most recently a coffee shop.
Ms Robinson said the property would be auctioned virtually on April 30 at 2pm.
"[Virtual auctions] kicked off during COVID, but provide the opportunity for anyone to bid all over the world, they don't have to be onsite," she said.
"It's the second one we've done, the previous virtual auction actually achieved a much higher price than was expected."
Ms Robinson said given how well other High Street properties have been selling, Stonleigh could sell for over a million dollars.
She said it was a unique property that would require due diligence and someone looking towards the future and possible development. The building sits on about 2040m2 of land with High Street frontage.
The historic cottage circa 1857 contained 72m2 of floor area, with a large cellar. A 80m2 residence is also on site. Outside is a large workshop, carport, garages and significant lawn area.
