
An Upper Murray couple will be sad to leave the region but take pride in the rural property they have nurtured for more than two decades.
Woonoona, a 375-hectare listing next to the Murray River at Greg Greg, will be auctioned online on October 12 through AuctionsPlus.com.au.
Vendors Ernst Weyhausen and Mary-Anne Rossi are selling to move closer to Sydney, where most of their family lives.
"My wife Mary-Anne and I have owned Woonoona for 22 years and are proud to have developed it into a well working cattle farm, easy to manage without external help," Mr Weyhausen said.
"It is probably one of the best areas in Australia to live - it is beautiful with a great climate, no wind and reliable river flats that give you a green pick even in the dry years.
"We have never had to restock. We've been carrying around 400 breeders easily whilst our son-in-law, who knows much more about farming, says that he'd run more like 600."

Sam Triggs, of Inglis Rural Property, said Woonoona, one of the most productive properties in the Upper Murray, was currently a hereford breeding and fattening enterprise.
"However due to the elevation of around 250 to 300 metres and long growing season, the property is equally suited to grass seed production, dual purpose cropping, prime lambs and hay/fodder production," he said.
"Farming land in the Upper Murray is hotly contested in the current market with land values now reaching $27,000 to $35,000 per hectare."
Elders Albury rural property specialist Henry Mackinnon described the sale as a rare opportunity in this part of the Upper Murray.
"Most notable sales of similar scale and boasting river frontage have been transacted off market," he said.
"This sales campaign will certainly test the current market, as it is quite uncharted territory."
Woonoona comprises three adjacent holdings (Woonoona homestead, Woonona and Delta), each with its own accommodation, improvements and sealed road frontage.
The architecturally designed homestead offers four bedrooms and three bathrooms and a large open-plan living room and kitchen area opening on to a wrap-around verandah. In the gardens are a solar-heated inground swimming pool, barbecue area, vegetable garden and orchard.
Water is a key feature of the property, with almost 1.25 kilometres of Murray River frontage as well as water access licences totalling 125 megalitres.
Agents have offered a price guide of $11-$13 million, with the holding to be offered for sale in one line or as three separate assets.
