A former service station site on the edge of the Albury CBD will be transformed into a seven storey apartments complex under plans submitted to council for approval.
Twenty-four units and associated carparking valued at more than $11 million has been earmarked for the corner of Thurgoona and Pemberton streets.
A service station operated on the Thurgoona-Pemberton streets corner for 42 years before closing in 2006 and associated buildings removed a year later.
Subsequent environmental assessments carried out on the site have cleared it for general residential zoning uses.

No subsurface development of the site is proposed.
"The proposal represents the creation of a new landmark building for central Albury, a short distance from the Albury CBD," the development application states.
"The applicant has carefully selected this site for development given the prominent corner location, proximity to the CBD, the anticipated future context of central Albury and the substantial opportunities to create a new landmark at the fringe of the Albury CBD.
"The major advantage for the site is the configuration as a unique corner site, having boundaries to three street frontages and good separation to other residential properties.
A major facade feature of the building is prominent curves presenting to the southern corner of the site.
"Overall, the design process has had careful consideration to context and responds with a design that is of a high architectural quality and respectful to its surrounds," the application states.
"It presents a built form that has considered adjoining heritage character of Forrest Hill and proposes a design that will endure and set a high standard for redevelopment of central Albury."
There will be one, two and three bedroom options with the size of apartments ranging from 72 up to 251 square metres and car parking and access will be provided at ground level from Thurgoona Street.
A common open space area which including barbecue, pergola, raised garden bed planter boxes, outdoor seating and feature landscape trees are also proposed at ground level.
The facilities will be for the exclusive use of residents living in the apartments complex which also has frontage to Enid Lane on the north-east side of the presently vacant site.
