Demand for residential land fronting Wodonga golf course has cooled with two of five blocks on offer selling at auction on Friday.

Following a 100 per cent clearance rate for the first release of five blocks in mid-June, which netted golf course owners $1.473 million, the two lots sold under the hammer made $300,000 and $280,000 with the three remaining parcels subject to further negotiations.
The golf course land bordering the ninth fairway was again put to market by agents PJ Murphy Real Estate with the two parcels sold to Wodonga-based buyers.
The crowd was also down on the auction conducted mid-year.

But PJ Murphy's Mark Boehm said he was hopeful sales on two of the three remaining blocks could be achieved over the weekend.
"Maybe buyers are a bit distracted at this time of the year," he said.
"But we still saw some spirited bidding on the ones we did sell.
"There was reasonable interest in the lead-up and again most of it came from locals.
"It was always the intention to auction more, but we are probably a month later than we would have liked."
The two blocks sold yesterday were located closest to the clubhouse.
Potentially more than 200 people will live in 41 houses and 17 townhouses in the golf course estate which has been on the drawing board for more than a decade.
Estate buyers have the option to choose their own builder.
