A SERVICE station and fast food outlet have been proposed for a prominent, but vacant block of land in Thurgoona.

Developer Barker Constructions has lodged a development application with Albury Council for the two stage, $3.6 million project on the corner of Thurgoona Drive and Table Top Road where the council had visions for creating a major neighbourhood centre as part of its long-term planning for the city’s growth corridor.
The service station would be the first of its kind built in Thurgoona subject to council approval.
It would open 24 hours, seven days as would the fast food outlet to be built as stage two.
There is already development approval for a four-bay car wash further along Table Top Road, and also in the area identified for the major neighbourhood centre in the Thurgoona-Wirlinga precinct structure plan ticked off by council in 2013.
The Thurgoona Plaza shopping area including Woolworths supermarket is located closeby.
The development application prepared by consultants MacroPlanDimasi on behalf of Barker Constructions states the proposal will have several social and economic benefits for Thurgoona.
"The proposal will meet the current a gap in the local market for fuel sales, serving the growing local population, passers-by and trades people in the surrounding area,” the report states.
“It will provide convenient access to food sales and will also accommodate a vehicle and a trailer which is not accommodated elsewhere in the area.
“It will also provide substantial employment opportunities associated with the operation of a 24-hour a day, 7-day a week service station and fast food restaurant.
“Also, generate economic activity for the area, benefiting the surrounding commercial zone and potentially attracting other commercial developments to the centre.”
The major entry and exit point will be from Diamond Drive and a traffic impact assessment prepared by GTA Consultants anticipated traffic generated would primarily be passer by traffic with about 66 new vehicle trips generated during the weekday PM peak hour.
“It makes good planning sense to locate a service station at this location, enabling multi-purpose visitations to the centre by concentrating business functions and traffic-generating development at one location,” the report states.
“The independent traffic assessment has found that traffic at the site can be appropriately managed without impact on overall centre accessibility.”
