Real Estate Institute of NSW coming to Albury in regional roadshow

The roadshow was last held in 2019, and much has changed in the market since then.

REINSW chief executive Tim McKibbin said the real estate landscape was "changing markedly".

"The local market is undergoing a significant shift at present, one that was already underway prior to the onset of COVID-19 but which has accelerated as a result of the pandemic," he said.

According to PRD Real Estate, the median house price in Albury of $365,000 as at the end of 2020 grew a substantial 4.3 percent over the previous year and the number of transactions was up a significant 24.9 percent for the same period.

"Demand for properties in the local area is growing as people decentralise from Sydney, in part driven by the increased acceptance of working from home, which has positively impacted key regional centres such as Albury," Mr McKibbin said.

"Similarly, rental vacancy is declining as demand from tenants increases, to currently sit at next to zero.

"We've noticed more people are looking to 'test-drive' centres like Albury with a view to a possible permanent move, but finding a rental property is often impossible."

At a networking event at Atura on Tuesday afternoon, part of the focus will be on the effects of the tight rental market.

Yfoundations, the NSW peak body for youth homelessness, is part of the initiative to educate property managers across the state about its free personalised training program called Foot in the Door.

Chief executive Pam Barker said Foot in the Door equips property managers with the information and skills to better understand vulnerable tenant groups to increase the likelihood of them accessing and sustaining tenancies.

"An informed and skilled response to social issues such as youth homelessness, domestic violence and mental health is now imperative for the property industry and we are happy to collaborate with REINSW on this," she said.
